Electrical Planning Report

Lauren Services is your easy, turn-key solution to ensure your strata is in compliance.

As of May 2023, the Government of BC requires strata corporations of 5 units or greater to conduct mandatory Electrical Planning Reports to evaluate electrical usage, capacity, and current and future demands.

What is an EPR?

This Electrical Planning Report (EPR) evaluates your building’s current electrical capacity and anticipates future energy demands. As the adoption of technologies like EV charging stations and heat pumps accelerates, these reports help strata corporations plan necessary upgrades and avoid costly last-minute changes to their infrastructure.

Why is this EPR required?

Mandated by the Strata Property Act, the report ensures buildings are equipped to meet the evolving energy needs of residents while preventing issues like overloading or insufficient power. Strata corporations with 5 or more units are legally required to prepare this report to align with modern energy expectations and sustainability goals.

What does the EPR include?’

An Electrical Planning Report (EPR) typically provides a comprehensive assessment of a building’s electrical system. It includes a detailed evaluation of the current system’s capacity, projections for future energy demands such as heating, cooling, and EV charging requirements, and tailored recommendations for upgrades or modifications to ensure the system can handle future loads effectively and efficiently.

How is the EPR conducted?

Our professional electrical engineers and engineering technologists begin by thoroughly assessing the building’s existing system, evaluating potential future demands, and creating a comprehensive report tailored to the building’s specific needs. The resulting document provides strata corporations with actionable insights to guide proactive planning and ensure seamless energy transitions.

Why this matters?

With energy systems rapidly evolving to meet the demands of modern living, ensuring that your building is future-proof is no longer optionalβ€” it’s a necessity. By complying with these requirements, strata corporations can safeguard their infrastructure, enhance resident satisfaction, and contribute to a more sustainable future.

Don’t forget!

Compliance requirements depend on your zone and location – either Dec 31, 2026 or 2028

  • Impacts all zones of BC including rural areas
  • Applies to all types of strata corporations: high-rise apartment style, townhouses, bare land strata, industrial and commercial strata, leasehold strata, and recreational use strata corporations
